Contemporary Cottage in a Conservation Context

Monkswell Cottage is a new three-bedroom home for a retired couple, carefully threaded onto a relatively narrow, west-facing plot within the Balmerino conservation area. The design takes its cues from the village’s established pattern of simple gable ends facing the main street, ensuring the house sits comfortably among its neighbours while delivering contemporary performance and accessibility.

Monkswell Cottage is a new three-bedroom home for a retired couple, carefully threaded onto a relatively narrow, west-facing plot within the Balmerino conservation area. The design takes its cues from the village’s established pattern of simple gable ends facing the main street, ensuring the house sits comfortably among its neighbours while delivering contemporary performance and accessibility.

Siting and Contextual Response

The street elevation presents a confident, well-proportioned gable that continues the prevailing building line. An abstracted arrangement of four window openings nods to The Old Inn next door, creating a subtle dialogue with local heritage. Denfind Stone on the west gable complements the materials of the house opposite and the converted steading adjacent, anchoring the cottage in its immediate context.

Internally, the plan is oriented to embrace long views and evening light. West-facing windows capture sunsets over the River Tay and the Carse of Gowrie. A low stone planter encloses a compact dining terrace directly off the kitchen, encouraging everyday outdoor use, while a covered first-floor balcony extends the master bedroom, maximising aspect. Room-in-roof trusses, with services and ventilation routed through the roof space, future proof the house by enabling straightforward conversion if needed.
